Giga-Projects in 2026: Where Equipment Demand Is Moving
Not every giga-project is moving at the same speed. Equipment follows the work, so look at where work is actually continuing.
For rental companies and contractors, the giga-project question is practical: where will machines be needed next, and where should capacity not be committed? Public reporting through 2026 shows a clear divergence. Some programmes have been scaled back or reshaped, while others are open, expanding and still buying construction services. This article summarises the published status of the main programmes and our reading of what it means for equipment demand. It is based on public reporting, which can change, and it does not describe any contract we hold.
Status by programme
| Project | Status reported | Equipment implication (our reading) |
|---|---|---|
| NEOM | The Line scaled back and being redesigned. Trojena's 2029 Asian Winter Games postponed indefinitely in January 2026. Left out of the 2026 pre-budget statement. | Expect fewer new mobilisations. Keep terms flexible if you work there. |
| Qiddiya | On track. Six Flags Qiddiya City opened in December 2025 and Aquarabia in April 2026. | Ongoing fit-out, access platforms and temporary power. |
| Diriyah | On track, with a steady flow of contracts worth about USD 14.5 billion (October 2025 figure). | Heritage, building and infrastructure work: cranes, access, earthmoving. |
| ROSHN | Building about 400,000 housing units across the Kingdom. | Repeating civil and building work in many cities. |
The wider picture
The Gulf International Forum notes that the Public Investment Fund has narrowed its focus to sectors with near-term returns, and that the Finance Minister said the Kingdom will defer or cancel Vision 2030 projects that lack economic sense. Separately, MEED data cited by Skift shows giga-project contract awards peaking in 2023 and falling each year since, while expecting King Salman International Airport, Expo 2030 and 2034 World Cup stadium work to pick up from 2027.
When programmes move, rented equipment moves with them. Owned machines sit idle.
What each type of programme needs
Leisure and entertainment destinations such as Qiddiya spend heavily on fit-out: access platforms, scissor lifts, forklifts and temporary power for finishing trades. Heritage and urban projects such as Diriyah mix cranes, access and earthmoving for buildings and infrastructure. Housing programmes such as ROSHN repeat the same civil and building cycle across many cities, which favours steady, repeating hire of excavators, cranes, telehandlers and lifts. Infrastructure packages for airports and stadiums, expected to build from 2027, will call for heavy lifting and large earthmoving spreads.
How contractors can respond
- Rent by project stage and release equipment when a stage ends.
- Ask for monthly and long-term rates, with clear extension terms.
- Book operators and riggers early for the next wave of work.
- Keep terms flexible on programmes where scope may change.
What this means for the Eastern Province
Most of the named giga-projects are in the north-west, west and Riyadh regions, while the Eastern Province's demand is driven more by energy, industry and housing. That is why the region's work often tracks Aramco and industrial-city projects rather than leisure destinations. Contractors who work across regions should plan transport early, since Riyadh is roughly 400 km from Dammam and western sites are further.
In practice, check the status of any programme before you commit to a long hire: ask the contractor for the confirmed start date, the access arrangements and the scope of the first stage. A short call before mobilisation avoids machines waiting on site.
Treat each status as a snapshot. Programmes in Saudi Arabia can be re-scoped quickly, so check again before major commitments.
Which giga-projects are still building?
Public reporting in 2026 shows Qiddiya and Diriyah progressing and ROSHN building housing, while NEOM has been scaled back and redesigned.
Should I commit equipment to one programme?
Flexible terms are safer. Renting by stage lets you move capacity as programmes change.
